The WISH Center - Investors

The PLAN:

UCT has been looking at ways to increase its revenue to enable 'The WISH Center’ to be as sustainable as possible and this will be influenced by the source of the money for this project if it is donated or loaned to UCT.

In the case of obtaining a loan of US $2.5 million to UCT

1. US $1,500,000 land purchase

2. Sub-dive the property into two plots

3. Survey and sub-dive the 14 acres for development into 4,000 sq ft lots,

Advice has been sought from the Barbados Town Planning Department and they indicate that this will not be a problem as the land adjoins the existing Fortesque Housing Development.

4. 6 acres including the properties thereon to be retained by UCT for the ‘Women’s Inner Spiritual Healing Center’

The property, seen here may best be described as being the plantation yard of what used to be Fortesque Plantation and now the Baptist College.

5. US $1,000,000 (max) estimated development costs, including the erection of a 800sq ft show house

6. Partnering with a new concept in construction to erect a demo show house

(2 bedroom, 1 bathroom 800sq ft house)

7. We estimate that following the sale of 73% of the development (75 properties) the investor will realize a profit of 20% on the initial US $2,500,000 invested

8. The remaining 27% profit will be reinvested in the development enabling UCT to purchase a total of 14 houses generating a monthly income of US $500 each = US $7,000 per month to support:

1. US $3,500 – Utilities and insurance per month
2. US $2,000 – Project Administrator per month including accommodation
3. US $1,500 – Resident Caretaker/Maintenance per month including accommodation
